To best serve our owners, we offer two distinct paths for investment oversight. Both tiers utilize our professional marketing and vetting systems, but differ in the level of ongoing involvement.
  • Tenant Placement (Lease-Only): This service is designed for the "hands-on" landlord. We handle the heavy lifting of professional photography, MLS marketing, property showings, and the rigorous multi-point vetting process. Once we have secured a high-quality tenant and facilitated the attorney-prepared lease execution, we hand the keys and the ongoing management back to you.
  • Full-Service Property Management: This is our most popular "turn-key" solution. We handle everything in the Tenant Placement tier, plus the entire lifecycle of the investment. This includes 24/7 maintenance coordination, rent collection, 6-month inspections, legal notices, and financial reporting. We act as the professional buffer between you and the tenant, ensuring your asset is preserved and your ROI is maximized

Protection by Design: Attorney-Prepared Leases

At Florida Executive Property Services, we do not believe in "template" or "store-bought" leases. Every lease agreement we execute is drafted by a specialized real estate attorney. This ensures that your contract is fully compliant with the most current Florida Statutes (Chapter 83) and contains the necessary legal protections to shield you from liability and ensure clear enforcement of lease terms.

How does FER vet potential tenants for my property? +

Our screening process is multi-layered. We perform comprehensive credit checks, criminal background mapping, employment verification, and a review of prior rental history. By prioritizing high-quality placements, we protect the physical and financial health of your investment.

What are your property management fees? +

Our fee structure is transparent and performance-based. We typically charge a percentage of the monthly rent for ongoing management and a leasing fee for procuring a new tenant. We do not charge "junk fees" for standard oversight, ensuring our goals are aligned with your ROI.

How often are property inspections conducted? +

We perform detailed move-in and move-out inspections. Beyond that, we conduct a formal walk-through every six months to assess the general condition of your property and ensure the tenant is adhering to the lease standards.

How do you handle late rent and potential evictions? +

Rent is due on the 1st and late on the 3rd. If rent is not received by the 7th, we serve the appropriate legal notices. In the rare case that an eviction is necessary, we manage the entire process through our legal partners to resolve the situation as quickly as possible.

Who handles property emergencies late at night or on weekends? +

Your property is never "off the clock." Our Property Managers are always available for emergencies 24/7. We utilize a network of licensed and insured vendors to mitigate damage and ensure tenant safety at any hour.

What if I decide to sell my property? +
