Our goal is to place high-quality tenants who will respect the property and fulfill their lease obligations.

How will you market my property to minimize vacancy?

We use a multi-channel approach. Your property is listed on the Stellar MLS, reaching thousands of local agents, and syndicated to high-traffic sites like Zillow, Trulia, and Realtor.com. We also leverage our internal network of agents to find pre-qualified renters quickly.

How often are property inspections conducted?

We perform two primary, detailed inspections: one at move-in and one at move-out to document property condition meticulously. Additionally, we perform a walk-through every six months (or as requested) to assess general care. These regular touchpoints allow us to ensure your asset is being respected and maintained to our standards.

How do you handle late rent and potential evictions?

Rent is due on the 1st and considered late on the 3rd. We provide a courtesy reminder on the 3rd; however, if rent remains unpaid by the 7th, we serve the appropriate legal notices. Should an eviction become necessary, our team manages the entire process to protect your interests and minimize lost income.

What are your property management fees?

Our fees are competitive and designed to align with your success—we don’t get paid unless you do. We typically charge a percentage of the monthly rent for ongoing management, along with a leasing fee for procuring a new tenant. There are no hidden "junk fees," and our structure ensures your asset is managed with the highest level of fiduciary care.

What if I decide to sell my property?

While Florida Executive Property Services focuses exclusively on management, we are part of the Florida Executive Realty family. We will happily refer you to a top-producing sales agent within our firm who specializes in your specific neighborhood to ensure a seamless transition from rental to sale.

Who handles property emergencies late at night or on weekends?

Your investment is never left unattended. Our Property Managers are always available to respond to emergencies 24/7, ensuring that urgent issues are mitigated immediately to prevent further property damage.

Tenant FAQs

How do I pay my rent and when is it considered late?

Rent is due on the 1st of each month. It is considered late if not received by the 3rd. 

How do I submit a maintenance request?

All non-emergency maintenance requests should be submitted through the online Tenant Portal. This allows us to track the progress of your repair and communicate directly with our vendors. For after-hours emergencies (burst pipes, loss of AC in extreme heat), please use our dedicated emergency maintenance line.

How do I apply for a rental property?

Each adult (18+) intending to live in the home must submit an application and pay the non-refundable application fee. We process applications usually within 2-3 business days once all documentation is received.

How much is the security deposit and how do I get it back?

The security deposit is typically equal to one month’s rent and is held in a Florida-based escrow account. Upon move-out, a thorough inspection is conducted. If the property is returned in good condition, minus normal wear and tear, your deposit is processed and returned within the statutory timeframe mandated by Florida Statute 83.49.

Are utilities included in the rent?

In most cases, tenants are responsible for all utilities, including water, electricity, trash, and internet. We recommend contacting the service providers at least one week prior to move-in. Specific inclusions (like lawn care or HOA fees) will be clearly noted in your individual lease agreement.
