How do you ensure compliance with Federal Fair Housing Laws?

When is rent considered late, and what is the legal procedure for past due rent?
Rents are due on the 1st of each month and considered late after the 3rd. Following Florida Statutes Chapter 83, if rent is not received by the 3rd, we contact the tenant as a courtesy. If payment is still outstanding by the 7th, we serve a formal "3-Day Notice to Pay or Quit." If an eviction becomes necessary, we manage the coordination of the legal process to protect the owner’s rights and regain possession of the property as quickly as possible.
Who handles maintenance emergencies late at night or on the weekend?
Our Property Manager is available 24/7/365 to handle urgent maintenance emergencies. We understand that property issues don't just happen during business hours. We coordinate with a network of trusted, licensed, and insured vendors to address emergencies immediately, protecting your property from further damage and keeping your tenants safe.
How quickly are monthly rental proceeds processed for owners?
We process and disburse rental proceeds by the 8th of each month, provided the rent was paid on time. This standard 8-day window ensures that all tenant checks have cleared the banking system before funds are distributed. We prioritize consistent, transparent accounting for both single-property owners and those with larger portfolios.
How often are property inspections conducted?
We conduct two comprehensive formal inspections (Move-In and Move-Out) and periodic wellness "walk-thrus."
Move-In/Move-Out: Detailed photographic and written documentation of the property’s condition.
Periodic Walk-Thrus: Generally performed every six months (or as requested) to assess the general condition of the property and ensure the tenant is adhering to the lease terms.
