Application Requirements & Standards

Application Fee: A non-refundable application fee of $75/per person that is required for every occupant aged 18 and older.

Identity Verification: A valid government-issued photo ID is required for all applicants.

Income Qualification: Gross monthly household income should typically be at least 3x the monthly rent.

Credit & Background History: We conduct a comprehensive review of credit scores, criminal background, and prior eviction history.

Administrative Disclosure: Upon approval, a non-refundable $150 Lease Administration Fee is required. This fee covers the professional preparation of your lease agreement by a specialized Florida real estate attorney.
Lease Application FAQ
What if there are multiple applications on the same property? +
It is possible that Florida Executive Property Services will receive multiple applications on the same property. If this is the case, the applications will be processed and presented to the owner. Once an application has been approved, all applicants will be notified. This decision is based on the credit, criminal, eviction, and rental history of the applicants, not on which application was submitted first.
How long does it take to process an application? +
All adult applicants over the age of 18 must submit a fully completed, dated, and signed lease application and fee. Once the application has been completed in full and submitted to the office, processing normally takes 1-3 business days. Upon determination of approval, denial, or in the event that an application will take longer to process, the applicants will be notified.
What is the policy regarding pets? +
There is a non-refundable pet fee of $300 per pet. The owner has the right to accept or reject pets based on breed, weight, and/or number of pets.
Note: Certain Homeowner/Condo Associations have specific restrictions on pets.
What is the $150 Lease Administration Fee? +
Upon approval, a non-refundable $150 Lease Administration Fee is due to cover the cost of the attorney-prepared lease. We utilize specialized legal professionals to ensure your lease is compliant with all Florida Landlord-Tenant laws and provides maximum protection for all parties.
How much is the security deposit? +
Security deposits are equal to one month’s rent plus an additional $100. The owner may require an increased deposit amount based on the applicant’s credit, criminal, eviction, or rental history. The security deposit is refundable when the tenants move out at the expiration of the lease, unless claimed due to a breach of the lease or damages.
Once an application has been approved, the property will remain on the market until the lease is signed by all parties and the security deposit is received.
Note: Certain Homeowner/Condo Associations may require a separate security deposit for community facilities.
