 1. How long does it take to lease my property?

Our average time to lease your home varies depending on market conditions.

2. When you find tenants for my rental home, how do you qualify them?

We strive to provide you with the caliber of tenants that you want in your rental property. For each adult applicant this includes:

A complete national credit report
A national court eviction search
A national criminal background check
Current or former landlord verification
Employment and income verification

3. How quickly does Florida Executive Property Services process the monthly rental proceeds?

Rents are collected on the 1st of each month, they are then processed by the 8th. However, if the rent is not paid on time, we cannot  guarantee that the rental proceeds will be ready for disbursement to the owner by the 8th. This is applicable to both single and multiple property owners. In order to ensure that rent checks have cleared the bank, we cannot distribute owner checks any earlier than the 8th.

4. How often are property inspections conducted and what is involved in the inspection?

There are two main inspections. The first is upon move-in and the second is upon move-out. Both of these inspections are a detailed review of the condition of your property. There is also a walk-thru that is performed on a six month basis or as needed/requested to assess the general condition of your property. These inspections allow us to keep track of how well the tenant is caring for your property.

5. What if I want to sell my property, can Florida Executive Property Services help?

Florida Executive Property Services does not generally work in the sales market. However, we would be more than happy to refer you to one of the agents in our parent company, Florida Executive Realty.

6. When is rent considered late and what is the procedure to obtain the past due rent?

All rents are due on the 1st of each month and considered late on the 3rd of each month. If rent has not been received by the 3rd, we will contact the tenants as a courtesy reminder. If rent has not been paid by the 7th, then the appropriate notice will be served. If eviction is necessary we will assist you in the eviction process.

7. Are you the cheapest company in town?

We charge a fair and competitive fee for excellent service.

8. Who handles emergencies late at night or on the weekend?

Our Property Manager is always available in the case of an emergency.
